A State Certified Residential Appraiser is a person qualified to issue appraisal reports for residential real estate property of one to four residential units, without regard to transaction value or complexity. Trainee Appraisers must work for a State Certified Appraiser. (subject to limitations as outlined in Florida law).

This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. This course discusses the theory and application of Site Valuation techniques as well as the Cost Approach through theory and hands-on examples of these processes.

This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rental multipliers. This course includes a discussion of current Fannie Mae and Freddie Mac Guidelines and relevant USPAP requirements.

Gold Coasts State Certified Residential Appraiser program provides everything you need for taking your career beyond the Trainee. Requirements are as follows:
- Must be at least 18 years of age
- Complete 200 hours of approved appraisal education (75 hours of these were fulfilled when you took your Trainee course, and the remaining will be fulfilled through taking all of the State Certified Residential Appraiser courses.)
- Acquired a documented 2,500 hours of experience over 24 months
- Received an Associate degree or higher from an accredited college, or completed at least 21 semester hours in the following courses:
- English Composition
- Principles of Economics (Mirco or Macro)
- Finance
- Algebra, Geometry, or higher mathematics
- Business or Real Estate Law
*Special Note: Effective January 1, 2015, the use
of accredited college courses in the above fields of study
will no longer be accepted. All newly licensed
Certified Residential Appraisers must possess of Bachelors
degree or higher after this date.
- Pass the Residential National exam and Florida Supplemental exam
